When one non-renewal covers more than one Phoenix shop

A non-renewal letter is a shopping problem, not a finding that the salon cannot be insured. Owners call with a downtown or Central Phoenix shop plus a second location in Deer Valley, Desert Ridge, North Mountain, Maryvale, or Ahwatukee Foothills. Sometimes the other lease is outside Phoenix entirely. One exit can put two certificate deadlines on the same calendar.

We shop those locations in one conversation when the ownership is the same. The applications do not collapse into a single “Phoenix salon.” Station count, services, employees, and booth renters stay attached to each address. Send the non-renewal notice, declarations, loss runs if you have them, and each insurance clause. We will not name that carrier or promise the old price.

Call when the notice arrives. A manager along the I-10, I-17, Loop 101, or Loop 202 is waiting on a certificate that matches that center’s exhibit, not on a plan to revisit coverage later.

Strip-center certificates on Phoenix retail corridors

Phoenix is not one landlord. Downtown and Encanto storefronts, Biltmore and Arcadia-adjacent retail, west-side bays in Maryvale, north pads around Deer Valley, Desert Ridge, and North Mountain, and centers in Ahwatukee Foothills each use their own management company. Read the clause for additional-insured wording and the liability limit it prints. A limit that cleared a smaller Maryvale bay can miss what a Biltmore-area or Desert Ridge exhibit requires. If the lease says the manager must be named, the certificate should say so before you sign or before the renewal date in the lease.

A loss next door is not your loss history. Underwriters use your named insured, your operations, and your own losses. A downtown bay and a north or south Phoenix pad are not the same property schedule
